Job Description

Core Responsibilities:

Land Use Conversion: Oversee the application for conversion of land use from agricultural to residential/commercial purposes.

Legal Drafting: Draft affidavits, legal documents, juridical letters, and other documents related to property purchase and sale.

Due Diligence: Conduct thorough checks on land documents (e.g., Tax Declaration, Land Title, family tree) to ensure validity and compliance.

Government Liaison: Work closely with government agencies such as HLURB and DENR for verification, applications, and compliance.

Title Processing: Manage reconstitution of missing titles, transfer of titles, and case cancellations for tax declarations.

Field Coordination: Collaborate with field surveyors to inspect land features, dimensions, and location.

Legal Representation: Personally handle cases before judicial, quasi-judicial, and administrative tribunals/agencies on behalf of the company.

Document Preparation: Prepare and notarize legal documents for Cathay Group of Companies.

Demand Letters & Opinions: Draft demand letters, legal opinions, pleadings, and other necessary legal materials.

Seller Coordination: Arrange meetings with property sellers for negotiations and signing of legal documents.



What We’re Looking For:

Education: A graduate of Bachelor of Laws (LLB) and must be a BAR passer.

Experience: At least 1-3 years of experience in legal work, preferably in real estate, land acquisition, or property law.



Skills:

Strong knowledge of land titling and legal processes related to property transactions.

Excellent drafting and legal research skills.

Effective communication and negotiation abilities.

Strong attention to detail and ability to meet deadlines.

Other Qualities: A team player who is organized, proactive, and results-driven.
