Job Description
A. SECURITY
1. Maintains peace and order within the property with the coordination of Project Development Head or Homeowner's Association.
2. Act as representative with the police and/or other law enforcement agencies of the government, when needed, to safeguard the company's right and interests.
Institutes/implement rules and regulations, standard operation procedure to ensure that common interest of both homeowner and developer/owner of the property is being protected.
B. UTILITY
1. Enforce and manage cleanliness and orderliness in the entire area of subdivision.
2. Oversees the maintenance and cleanliness of the subdivision facilities and amenities in order to provide optimum services to homeowners.
3. Manage the utility personnel regarding their daily task.
C. OPEN SPACES
1. Manage the cleanliness and orderliness of common areas and open spaces.
D. STREETLIGHTS
1. Responsible to report any malfunction and concern to Meralco.
E. OTHER MAJOR RESPONSIBILITIES
1. Evaluates aspects in property management in terms of maintenance and services to correspond with the homeowner's capacity in generating funds, HOA dues, and operate the homeowners association (HOA) independently.
2. Act as link between the homeowners/homeowners association and developer/owner of the property in order to carry on or further upgrade the value of the property.
3. Formulate HOA and DSHUD registration of each Project.
4. Safeguard, defend and secure the units from theft, destruction and untimely wear and tear.
5.Monitored and provided monthly billing to homeowners for temporary electricity tapping.
6. Provided general administrative and clerical support, contributing to efficient daily operations.
7. Responded to homeowners' complaints and queries, ensuring timely and effective resolution.
8. Asses all units with repairs RFO and others.
9. Submit weekly and monthly reports.
10. Perform other jobs as may be assigned by the department head from time to time.
