Job Description
Key Responsibilities:
Building Maintenance and Operations:
Oversee and coordinate the day-to-day operations and maintenance of the building.
Ensure all building systems (HVAC, plumbing, electrical, etc.) are functioning properly and within compliance with safety regulations.
Conduct regular inspections of the building’s physical structure to identify areas in need of repair or improvement.
Civil Engineering Oversight:
Apply civil engineering knowledge to the management of the building's structural integrity, including foundation, walls, roofs, and other major infrastructure components.
Ensure that any structural repairs or renovations comply with relevant laws and engineering standards.
Project Management:
Manage and oversee small-scale construction or renovation projects, including coordinating with contractors, vendors, and internal teams.
Ensure projects are completed on time, within budget, and to required safety and quality standards.
Prepare and review engineering plans, designs, and specifications for building improvements and modifications.
Safety and Compliance:
Ensure the building complies with all local, state, and national regulations, including safety codes, fire safety regulations, and environmental laws.
Develop and implement safety protocols, emergency procedures, and risk management plans.
Monitor the building’s compliance with building codes, zoning laws, and other applicable regulations.
Vendor and Contractor Management:
Source, negotiate, and manage relationships with third-party contractors and service providers for building maintenance and improvements.
Supervise contractors and ensure their work adheres to safety guidelines and quality standards.
Oversee the scheduling of routine maintenance, repairs, and inspections to minimize disruption.
Budgeting and Cost Management:
Develop and manage the building’s maintenance and operational budget.
Track expenses, ensure cost-effectiveness in maintenance operations, and report on expenditures.
Identify areas to improve cost efficiency while maintaining quality service and safety standards.
Tenant Relations and Support:
Act as the main point of contact for tenants and building occupants for maintenance requests, complaints, and general inquiries.
Ensure tenant satisfaction by addressing building-related concerns promptly and professionally.
Documentation and Reporting:
Maintain accurate records of all maintenance work, repairs, and inspections.
Prepare and submit periodic reports on building status, ongoing projects, and compliance with safety regulations.
Keep a detailed inventory of materials, tools, and equipment related to building maintenance.
Sustainability and Environmental Management:
Implement sustainable practices in building management, including energy conservation and waste management initiatives.
Assess and recommend improvements to reduce environmental impact, enhance energy efficiency, and meet green building standards.
Emergency Management:
Oversee emergency preparedness planning and ensure all safety equipment and systems (e.g., fire alarms, emergency exits) are operational.
Coordinate building evacuations or emergency response in the event of a natural disaster, fire, or other emergencies.
Qualifications:
Education: Bachelor’s degree in Civil Engineering or related field.
Licensure: Must be a Licensed Civil Engineer in the relevant jurisdiction.
Experience: At least 3-5 years of experience in building or facilities management, engineering, or a related field.
Skills:
Strong knowledge of civil engineering principles, building systems, and construction practices.
Familiarity with local, state, and national building codes and regulations.
Ability to read and interpret architectural and engineering drawings.
Proficient in using building management software and MS Office Suite.
Strong project management, organizational, and budgeting skills.
Excellent communication and interpersonal skills.
Ability to manage contractors, vendors, and service providers.
Knowledge of safety protocols, emergency procedures, and risk management.
Preferred Qualifications:
Experience in property management or facilities management.
Knowledge of sustainability practices and green building standards (e.g., LEED certification).
Experience with building automation systems and smart building technologies.
Work Environment:
Full-time position, typically office-based with on-site building inspections.
May require periodic after-hours work for emergency situations or to manage projects.
On-site presence is often required to ensure effective management of the building’s operations and maintenance.
