Job Description
· Partner with Management in determining operational capabilities of Commercial Projects by managing, spreading, and handling projects geared towards improvement of policies, procedures, rules, regulations and program that aligned to MDC’s vision, mission and goals.
· Manages and coordination necessary operational requirements on all components of commercial pr. i.e. legal financial, engineering, administrative and customer service are met or acted upon expeditiously and effectively by the Assistant Building Manager and commercial team
· Prepares report for weekly meeting with Managing Director (Commercial)
· Partner with Managing Director and commercial team in carrying out budget plans, control operational expense and strategies in collection efficiency in all managed commercial properties (new and old)
· Provided consultation to the management on organizational-wide strategies.
· Ensures that Company’s strategies, programs, policies, and procedures such as but not limited to emergency preparedness, energy conservation and preventive maintenance. ERP system are strictly enforced and adhered to.
· Conducts periodic project visits (old and new commercial) and inspections to ensure standards are being met and procedures are being followed.
· Conduct regular coaching sessions with Commercial technical team /External Partners (Security, Utility, etc) to keep tab with their milestones, action plans, and even challenges to avoid potential risks.
· Evaluate performance of property management and security agency on its managed property in compliance with signed Management Agreements.
· Oversees the performance of the preventive property maintenance to keep the property in top conditions such as generator sets elevator, HVAC, transformers, AC systems, exhaust systems, fire alarm systems, pump motors, lighting systems, building sound systems and others.
· Ensure that repair plans are attended promptly by tapping large and reliable networks of electricians, plumbers, carpenters, gondola and other contractors.
· Review operational and capitalization for commercial projects (old and new) and conduct profit and loss reports and corrective actions as needed.
· Arrange for alterations to, or maintenance, upkeep or reconditioning of facilities based on the requirements and specifications set by the management.
· Oversee the maintenance records of the managed projects including income and expenses, list of all inspections, signed contracts, clients and tenant records, maintenance costs, records of collection and cash position.
· Establish 24/7 Action Team Help Desk to ensure emergency preparedness of the property and engineering operations to its managed projects.
· Recommend MDC’s revenue-generating service remedies to address engineering and technical requirements of the managed projects (old and new commercial)
· All other related tasks that may assign from time to time.
