Job Description

A Mall Tenant Relations Manager whose function is also Leasing Manager, is responsible for overseeing the leasing and occupancy of retail and commercial spaces within a shopping mall and maintains a harmonious relationship with all the tenants. Job Responsibilities include:

1. Tenant Acquisition: Identifying and targeting potential tenants or businesses to fill vacant spaces within the mall.

2. Lease Negotiation: Negotiating lease terms and conditions with prospective tenants, including rent, lease duration, and any special provisions.

3. Lease Renewals: Managing lease renewal negotiations with existing tenants to ensure tenant retention.

4. Tenant Relations: Building and maintaining positive relationships with current tenants, addressing their concerns, and facilitating communication between tenants and mall management.

5. Market Research: Conducting market research to understand local and regional retail trends, competitive landscapes, and consumer demographics to inform leasing strategies. Conducts regular visits and inspections to competitors and must be abreast with the latest trends in Commercial Centers and/or Shoppings Malls fashion, food & beverages, and others.

6. Financial Analysis: Analyzing the financial viability of potential tenants, assessing their ability to meet lease obligations, and evaluating their potential impact on the mall's revenue.

7. Lease Documentation: Preparing and overseeing the execution of lease agreements, ensuring compliance with legal and regulatory requirements.

8. Space Management: Optimizing the allocation of mall spaces, considering factors like tenant mix, tenant size, and location within the mall.

9. Budget Management: Managing the leasing budget, tracking leasing expenses, and forecasting income from lease agreements.

10. Marketing Support: Collaborating with the mall marketing team to develop marketing and promotional strategies that attract desirable tenants and enhance the mall's image.

11. Reporting: Providing regular reports to senior management on leasing activity, occupancy rates, and revenue projections.

12. Legal Compliance: Ensuring that all lease agreements comply with relevant laws, codes, and regulations.

13. Tenant Fit-Outs: Coordinating tenant fit-out and construction processes to ensure smooth transitions for new tenants.

14. Tenant Mix Strategy: Developing and implementing a tenant mix strategy to create a balanced and attractive shopping environment.

15. Problem Resolution: Addressing lease-related issues, disputes, and conflicts between tenants and management.

16. Market Expansion: Exploring opportunities for mall expansion, whether through adding new buildings or reconfiguring existing spaces.

A Mall Lease Manager plays a critical role in maximizing the mall's revenue and ensuring a diverse and appealing mix of tenants that can attract shoppers and create a thriving retail environment. Their responsibilities require strong negotiation skills, market knowledge, and the ability to balance the needs of both tenants and mall management.

QUALIFICATIONS:
Graduate of any 4-year Business Management, Marketing & Advertising course

At least three (3) – five (5) years of proven experience in the Commercial Center and/or Shopping Mall Lease Department.
