Job Description

Scope and General Purpose of Job:

Daily oversight of residential, commercial, or industrial real estate. Generally, property managers take responsibility for general upkeep, planning maintenance work, day-to-day repairs, renovation, security, mowing lawns/landscaping, replacing roof, tiles, changing air vents, paints, upkeep of properties, plumbing, electrical services that was connected to maintenance and preserving the properties.
Plus, management of new projects and extensions, overseeing projects – inhouse and contractors. Assist the tenants with maintenance requests and oversee the process of preparing properties of the new tenants and enforcing rental terms. Responsible also for performing inspections before and after tenants leave to make sure they didn’t cause any damage to the properties during the time of their lease. Corresponding with the contractors, maintaining records, and supervising facilities staff.
Their main roles are to manage multiple properties, routine tasks delegated to them by the owners and to preserve the value of the properties that they manage while generating income and with high multi-tasking and organizational abilities.
Duties & Responsibilities:

• Planning and overseeing a team of resident and maintenance staff.
• Scheduling routine maintenance like landscaping, replacing light fixtures, or changing air vents.
• Arranging contracts for maintenance services such as trash collection, security, and landscaping.
• Advertising vacant properties.
• Holding viewing sessions for potential tenants.
• Assessing tenant applications.
• Enforcing rental terms such as collecting rent, and investigating and resolving property complaints and rental violations.
• Reporting the property’s financial status, occupancy, and expiring leases to property owners.
• Managing disputes with tenants and service suppliers.
• Maintains records and documenting inspections, contracts, maintenance requests, complaints, damages, records of repairs, costs of repairs, maintenance costs, rent collection, and insurance costs.
• Supervising on-site employees.
• Comply with all health and safety policies and procedures.
• Collecting rent and other property fees from tenants.
• Paying property expenses, including taxes, mortgages, insurance premium and maintenance cost.
• Grow property Portfolio.
• Improves ROI.
• Able to develop from ground zero. The systems and procedures.
• Can work under minimal supervision
• Perform other task that may be assigned by the superior from time to time.
Salary:
35.000,00 ₱ Monthly
