Job Description

Regular:
1. Responsible for the supervision of all Multi-Skilled Technicians and other technical
support staff to ensure efficiency in the operation. It is also responsible for their regular
evaluation of overall performance.
2. Responsible for the maintenance of all machinery and equipment in the building. It is
also responsible for the smooth operations of the technical facilities.
3. Maintains cordial and friendly relations with unit owners and tenants and ensures that
their complaints are acted upon expeditiously.
4. Responsible for the proper handling, safeguarding, monitoring and effective use of
building equipment and technical facilities.
5. Responsible for march-in/march-out procedures
6. Ensures that all company policies, systems, and procedures are followed and strictly
implemented.
7. Responsible for the dissemination and effective implementation of preventive
maintenance schedule.
8. Responsible for the supervision of the external contractors. It is also responsible for
their performance evaluation.
9. Ensures that safety rules and procedures are complied with.
10.Conducts regular walk-arounds and inspections to ensure that all delegated tasks are
properly acted upon.
11.Canvasses materials and supplies needed for the project.
12.Coordinates with external contractors for specific projects and reports to the Building
Manager for approval
13.All other related tasks as required.

Occasional:
1. Makes recommendations for refurbishment, upgrading, repair and maintenance of the
building.
2. Responsible for the preparation and efficient monitoring of annual operating budget of
the project
3. Promptly prepares and submits monthly reports.
4. Implements professional management systems as may be required by the company.
5. Responsible for the preventive and routine maintenance program and ensures that
operation schedules are carried out efficiently.
6. Responsible for initiating and implementing the first line of discipline to company
employees to ensure that all staff are adhering to Company policies, rules and
regulations.
