Job Description

POSITION SUMMARY
The Regional Head plays a pivotal role in the day-to-day management of our operations in Cebu. This multifaceted position encompasses a broad spectrum of responsibilities, which include, but are not limited to, securing of property listings, marketing and leasing of secured projects, formulating strategic plans, monitoring budgetary performance, overseeing inventory management, staffing, and recruitment initiatives. The position requires effective written and verbal communication with direct reports, colleagues, and clients.

DUTIES & RESPONSIBILITIES:

I. Landlord Representation and Business Development Tasks
Secure qualified projects/listings available in the market and achieve the desired occupancy rate in alignment with the property owner's goals.
Develop comprehensive business and marketing plans in collaboration with the Managing Director to achieve revenue targets.
Draft and submit service proposals to developers, property owners, landowners, and building owners.
Foster strong relationships with developers, property owners, landowners, or building owners through periodic meetings and market update reporting.
Collaborate with our research team to identify valuable property listings and opportunities in the market.
Aggressively network with and talk to new and existing clients and maintain a good and harmonious relationship with them.
Recommend effective marketing strategies to be able to provide the best and professional advice to its various clients.

Initiate active membership and participation in different private/public organizations and associations that are aligned with PRIME’s business industry and will potentially increase clients’ network and revenue goals of the company.
Represent PRIME Philippines in events, exhibits, conferences, forums, associations’ general membership meetings, business council meetings, collaboration meetings with local governments, and the like through regular attendance, speaking engagements, sponsorships, and board of director’s seats.

II. Marketing and Leasing Functions
The Regional Head is responsible for providing intelligent real estate solutions to clients, conducting presentations, and facilitating property viewing & client meetings.
Generate leads through networks and referrals to ensure maximum property occupancy of the various projects in PRIME’s portfolio.
Set and achieve individual and team annual sales targets.
Work collaboratively with the Brokerage department (Commercial Property Investments Department and Leasing Department) to improve the leasing and selling process.
Resolve negotiation issues that might arise between the lessor and the lessee.
Develop lead generation and sales strategies to enhance team performance.
Ensure exceptional customer service and professionalism at all times.

III. Management Functions
Perform strategic functions and create development pipelines for the current and future plans of the company.
Responsible for achieving the overall sales target of the Visayas regional office.
Responsible for projecting monthly billing revenue and managing expenditures to budget.
Function as the focal point for internal and external communication and documentation with clients, business partners, suppliers, and other third-party partners of PRIME in Visayas.
Recruit, hire, and train new Advisors/Managers.
Provide regular employee development including:
Annual Performance Reviews
Goal setting
Establishing and managing improvement plans when necessary
Monthly team meetings
Participate in overall process review and improvement meetings
Participate in mid-year and annual business planning
Follow the latest real estate trends and be updated
Equip and represent the company values at all times
Perform related work as required
Perform other duties as assigned by Managing Director
